Buying a Rental Property in Payson, Utah: What Investors Should Know in 2026

By Joshua Sterling, REALTOR®, RE/MAX Associates ·

Payson can still work for a first or next rental in 2026, especially townhomes, because prices sit below much of Utah County and rents have held up. The deals that work are the ones where you check the HOA's rental rules, run the numbers on today's rents, and plan for property tax before you write an offer. Here's how I'd approach it.

What is the Payson market doing right now?

Payson's typical home value is in the mid-$400,000s to about $500,000, depending on the source and the months measured. Zillow's home value index was about $472,000 at the end of September 2026, up 1.5% over the year (Zillow, Sept 2026). Redfin's median sale price was about $452,000 in August 2026 (Redfin, Aug 2026).

Homes are taking longer to sell than they did a few years ago. Zillow shows about 34 days to pending and roughly 96 homes for sale (Zillow, Sept 2026); other sources count more listings because they include lots and manufactured homes. Statewide, inventory is up about 12% from last year and about half of sellers are lowering their asking price (KUTV, Oct 28, 2026). For an investor, that means more room to negotiate on price, repairs, or seller-paid closing costs.

What do rentals in Payson rent for?

Rents in Payson have stayed steady even as sales slowed. Recent averages (Trulia, Oct 2026; Rentometer, Mar 2026):

  • Townhomes: about $2,000 a month
  • 2-bedroom (all types): about $1,380–$1,390
  • 3-bedroom house: about $2,050–$2,150

Use these as a starting point only. Pull actual leased rents for your exact floor plan and neighborhood before you buy, and budget for vacancy, repairs, and property management even if you plan to self-manage at first.

Why do so many investors look at Payson townhomes?

Townhomes are often the lowest entry point for a rental in Payson, and the HOA usually handles exterior upkeep and snow removal. That makes them easier to own from a distance. The trade-off is the HOA itself: monthly dues cut into cash flow, and some communities limit rentals.

Before you write an offer, ask for the HOA's CC&Rs and rules and check:

  • Whether rentals are allowed, and if there's a rental cap or waitlist
  • Minimum lease terms (many communities don't allow short-term rentals)
  • Current dues, any planned increases, and any special assessments
  • The reserve fund and recent meeting minutes

How does Utah property tax affect a Payson rental?

Utah taxes most primary residences at 55% of market value, through a 45% residential exemption (Utah State Tax Commission). Property used for short-term, transient stays does not qualify. Whether your long-term rental keeps the exemption, and what paperwork the Utah County Assessor needs, is something to confirm with the Utah County Assessor and your CPA before closing, because it changes your yearly tax bill.

What else should Payson investors watch in 2026?

  • Financing costs. 30-year mortgage rates were above 7% in late October (KUTV, Oct 28, 2026), and investment loans usually need a larger down payment than a primary home. Talk to a lender early so your numbers are real.
  • Growth plans. UTA's long-range FrontRunner plan includes a future extension south to Payson, but no Payson station, date, or funding has been set (KUER, Aug 2026). Treat it as a long-term maybe, not part of your math.
  • Location details. Commutes to Lehi are about 35 minutes, and the Nebo Loop and Payson Lakes are close by. Read more on my Payson community page.

Payson investor FAQ

Is Payson a good place to buy a rental property in 2026?
It can be, depending on the property and your numbers. Prices are below much of Utah County and townhome rents average about $2,000 a month (Trulia, Oct 2026), but HOA rules, dues and financing costs decide whether a specific home cash-flows.
Can I rent out a townhome in Payson?
Often yes, but each HOA sets its own rules. Read the CC&Rs for rental caps, minimum lease terms and short-term rental limits before you make an offer.
Can I use a Payson home as a short-term rental?
Check Payson City rules and the HOA first. Many townhome communities don't allow short-term rentals, and transient-use property doesn't get Utah's primary residential property tax exemption.
How long are Payson homes taking to sell?
About 34 days to pending as of September 2026 (Zillow), with longer times in some reports. That gives buyers more room to negotiate than a few years ago.
