Investment Property Review
Tell Joshua about the property you're selling and where you are in the process.
Why does timing matter when you sell?
- The 45-day identification clock starts the day your sale closes, so start the replacement search before you list.
- Get your qualified intermediary and exchange agreement in place before closing.
- Your QI or attorney can provide exchange cooperation language for the purchase contract.
What's in an Investment Property Review?
- An estimated value range from recent comparable sales.
- Rent and condition notes that affect price.
- A plan for selling with tenants in place, if you have them.
- Recommended timing that fits your exchange.
Can you sell with tenants in place?
Yes. Joshua reviews the lease, schedules showings following the lease and Utah landlord-tenant rules, and handles deposits and rent prorations at closing.
Selling tenant-occupied keeps rent coming in and appeals to investor buyers who want a rental already in place. Selling vacant can widen the pool to owner-occupant buyers and make showings and repairs easier, but you give up rent while it's on the market. Joshua walks through the trade-offs for your property.
How does Joshua work with your exchange team?
One plan, with dates shared with your qualified intermediary, title company and CPA. Joshua owns Utah rentals himself, so he looks at your property the way an investor buyer will.

Frequently Asked
Selling in a 1031 exchange: questions
Before your sale closes. The exchange agreement needs to be in place before closing, and the sale proceeds must go to the intermediary, not to you.
Yes. Many investment properties sell tenant-occupied. Joshua plans showings around the lease and markets to buyers who want a rental already in place.
Recent comparable sales come first, then rent, condition and, for larger properties, the income it produces. Joshua gives you a value range and explains how he got there.
Often, yes. If the sales close on different dates, both deadlines run from the earliest sale, so plan the timing with your qualified intermediary.
That's fine. Your buyer doesn't need to be doing an exchange. Your contract can include standard language that they'll cooperate with yours.
