Selling a Home in Orem, Utah This Fall and Winter: What Works in 2026
By Joshua Sterling, REALTOR®, RE/MAX Associates ·
Yes, you can still sell an Orem home well this fall and winter, but the playbook has changed. With mortgage rates above 7% and Utah County homes taking longer to sell, the sellers who do best price carefully from day one and use credits or rate buydowns before cutting price. Here's what I'm watching and what I'd do if it were my home.

What is the Orem housing market like for sellers right now?
Orem is still a solid place to sell, but buyers have more time and more choices than they did a few years ago. Redfin reported a median Orem sale price of about $520,000 in June 2026, roughly flat from a year earlier, with homes going under contract in a median of 35 days. About 38% of Orem homes had a price drop that month, and homes sold for about 98.8% of list price on average.
County-wide numbers are more recent. In September 2026, Utah County had about 2,900 active listings, a median listing price near $570,000, and a median of 64 days on market, up from 59 a year earlier (Realtor.com data via FRED). Statewide, the median sale price was $530,000 in September, up 1.9% year over year (Utah Association of REALTORS®).
The short version: prices are holding, but time on market is stretching. That rewards sellers who prepare.
How do higher mortgage rates affect selling my Orem home?
Freddie Mac's 30-year fixed rate averaged 7.32% the week of October 22, 2026, down slightly from 7.40% the week before but about a point higher than a year ago. Higher rates shrink what buyers can afford each month, so many buyers are shopping a little lower or asking for help with costs.
That's why seller credits matter right now. A credit toward the buyer's closing costs, or toward a rate buydown, can lower their monthly payment more than a similar price cut would. Every loan program limits how much a seller can contribute, so your buyer's lender confirms the exact amount.
Should I wait until spring to sell in Orem?
Spring usually brings more buyers, but it also brings more competing listings. Fall and winter buyers in Orem tend to be serious: job moves, life changes, people tied to UVU and BYU schedules, and people who want to be settled before the new year.
If your next step depends on timing (a new job, a home you've already found, a lease ending), waiting can cost more than it saves. If you're flexible, it's worth comparing a fall listing with a spring plan side by side. That's a conversation I'm happy to have with no pressure.
How should I price my Orem home in a slower market?
Price off what's selling now, not what a neighbor got in 2022. The first two weeks on market bring the most attention, so a home priced right at launch usually beats one that starts high and chases the market down. With more than a third of Orem homes taking a price drop this summer, buyers notice when a listing sits.
I look at recent closed sales and pending sales in your part of Orem, then at the competition you'll face the week you list. Then we decide together whether to price for a quick sale or leave room to negotiate.
What should Orem sellers fix before listing?
Focus on what buyers' inspectors flag and what shows in photos: roof and furnace age, water heater, minor leaks, worn paint, and curb appeal. Fall is also a good time to clean gutters and show off a warm, well-lit home. A pre-listing inspection can help you fix small items on your terms instead of negotiating them later.

Frequently asked questions
- How long does it take to sell a house in Orem right now?
- Redfin showed a median of 35 days to go under contract in Orem in June 2026, and Utah County's median days on market was 64 in September 2026. Plan for longer in late fall and winter, plus the time to close, which your title company and the buyer's lender set.
- Are Orem home prices dropping?
- Not broadly. Orem's median sale price was roughly flat year over year in June 2026, and statewide prices rose 1.9% in September. More listings are seeing price cuts, though, so pricing well matters.
- Should I offer a seller credit or lower my price?
- It depends on your buyer. A credit toward a rate buydown can save a buyer more each month than the same amount off the price. I run both options with you before we decide.
- What does it cost to sell a home in Orem?
- Costs usually include title and escrow fees, any agreed seller credits or repairs, and agent compensation, which is always negotiable. I'll give you a written net sheet before you list.
